I am in need of someone to make calls to our leads buyer and seller leads from our website. Your job is to determine if the lead at this time is able to sell or buy in the next 1 to 3 months. Then you are to qualify the lead and book the appointment for a meeting at the Office, in their home or a coffee shop. There are a number of questions that need to be answered: Timing when they actually plan on selling or buying, motivation –why they need to sell or buy, ability to purchase or sell.
What am I looking for:
Someone who is a good conversationalist, been in sales or customer support, experience with SPIN selling is a bonus or some kind of consultative selling. Ask the right questions to persuade the lead to set up an appointment to meet with us or continue with the customer service role and work the lead until they are nearing the 1-3 month point. If the lead is much further out (4 months plus) you will have gotten to know the lead (asking good questions) pretty good by the point an appointment is set(1-3 months). It should be the natural thing for them to do is to want to have an appointment with us.
What I am not looking for:
Someone to pressure sell someone into an appointment with old style flat closing techniques!
This is what you will be doing:
• Call leads within 5 mins of registration and will continue to call leads that you are not able to get in contact.
• You potentially could call the same lead for 10 times before moving on.
• Follow up leads with emails(some canned some semi - custom)/ TXT messages via website/Chat sessions
• Follow script and deal with objections
• Determine if leads are ready to make a move
• Ask questions – SPIN selling
• Qualify leads to determine if they can purchase at this time and send them to our mortgage broker if they are not
• Book appointments and Schedule appointments with Agents via google calendar integrated via website
• Update call notes on all calls
• Follow up with leads before appointments
• Co-ordinate with Agent for appointment
• Call the day of the appointment to confirm appointment
• Follow up with lead is appointment is missed
• If lead is not able to buy or sell at this time you will follow up with them until they are within the 1-3 months
• Modify searches on the website for searches for buyers
• Will collect all information for sellers and determine motivation for selling and them assign to proper agent.
• Will follow up with the lead/client after they have signed up with us and congratulate them/Customer service call.
• Will be sending mass emails/txts as well to a pre-defined group of leads
• You will Learn DISC analysis in the sales process and learn to speak to them in their personality type.
Expectations:
• Will start out working 10 hrs a week calling and will scale up to 40 hrs a week.
• Will make 20-25 dials an hr without a dialer
• Will make 40 -60 Calls with the dialer
• A good listener and can act on what is requested of them
• Attention to detail is also a must
• Must be coordinated/able to multi task to talk on the phone/listen and type a summary of and book appointments.
• Will spend the first couple of weeks training and some calls.
• Will learn about the real estate industry, the website, the market in Calgary.
• You will start out calling a couple hrs a day and will scale that up to 8 hr of calling a day and will be booking 8 appointments a week.
• Will attend all training that is provided
• You will also take it upon yourself to learn as much about Calgary as possible
• Will have a computer that is no older than 2 yrs old
• Will have high speed internet capable of doing VOIP on a softphone on computer.
• Will have an American phone number or ability to call Canadian numbers/We can provide a Canadian number at a later time.
• Will constantly work to improve your skills in selling and setting appointments.
• Good English skills is a must and a very limited accent. If you have a Canadian accent that would be best.
• Must track how many dials, spoke to, converted to appointments and submit every day.
• Is adaptable and can learn from past mistakes
• Inquisitive to learn more
• You will work on Mountain Standard Time evenings from 3 pm to 8:45 pm on the phones
• You also must be willing to work 40 hrs a week
• Will learn about the real estate market in Calgary, learn about the geography, communities, culture etc; basically I want you to know so much about Calgary and Alberta that the leads will think that you are living in Calgary.
