Dear Freelancer,
I am looking for an architect with experience in Seattle or who can digest Seattle's Zoning Codes (see overview of Seattle's multi-family zoning code attached).
Land information:
- Within Seattle
- Size: 30,000 square feet rectangular corner lot, major street on one side and smaller side street on another side
- Zoning: L3 RC, within an "urban village" which qualifies it as a "Growth Area"

Based on the information above and attached, I would like to hire an experience architect for a 1 hour consultation to answer the following questions:
- Can we reach the 2.0 FAR? does that include parking? include ground floor retail?
- How many stories and units can we building, assuming an average unit size of 750-800 square feet ranging from Studio to 1BD/1BA to 2BD/1.5BA
- What's a rough estimate for cost per square feet?
- What considerations for green space should we keep in mind? how much set-back from the street is required?
- Do we have room for ground floor retail? (is this included in the 2.0 max FAR?)
- Should parking be above or below ground? how does that affect cost and FAR limits?
- For simple calculations, what do you use as your estimate for floor height?
I am a property developer so my key concern is:
- How do I maximize my floor space?
- How much will it cost me to build?
- How much parking, retail and green space would this project realistically have?
I intend to hire 2 freelancers.
